


The Delhaize site, historically a hub for production and logistics, is centrally located in Molenbeek, between the Ninoofse and Gentsesteenweg roads, on the border of socially diverse neighbourhoods and close to sports facilities, parks and public transport. The historic mix of housing, work and community life is increasingly disappearing, which forms the core of this brief: to rebalance and reconnect these functions. This requires an integrated approach to logistics flows, soft mobility, waste management, revitalising the ground floor level and mixing public functions, combined with de-paving, greening and high-quality public space. The two building blocks are distinguished by their industrial structure, featuring large-scale buildings in parallel strips around a central logistics axis. The redevelopment is based on a rational grid that both organises the existing buildings and enables new typologies. A contemporary live-work typology is central, combining residential and commercial functions. The flexible plot structure allows for various forms of housing, such as granny flats, student accommodation and social housing. Public functions are provided at the corners of the building blocks to activate and strengthen neighbourhood life.
