LionCity is redeveloping the former Delhaize site in Molenbeek into an open and inclusive urban neighbourhood at a strategic junction between Ninoofsesteenweg and Gentsesteenweg. The site is evolving from a closed, single-purpose enclave into a driving force for urban transition. It forms a link between diverse socio-economic contexts and builds on an industrial history in which production and the city were intertwined. Thanks to good transport links and proximity to amenities, the neighbourhood is conceived as a ‘10-minute city’. The project focuses on a mix of living, working and leisure, with an emphasis on social inclusion and local employment. Productive activities are reintegrated into daily life. By opening up the site with thoroughfares, squares and communal spaces, a cohesive urban fabric is created that connects with the surrounding area. Architecturally, the plan consists of human-scale building blocks arranged around a central logistical structure. Autonomous volumes without plinths relate directly to the public realm. Building P acts as a central anchor, whilst peripheral buildings strengthen the connection with the city. Layered relationships between functions are created through varying ground levels and courtyard gardens. Sustainability is essential, with a focus on energy positivity, circularity, reuse and a climate-adaptive landscape that supports biodiversity and water management.
