The site is strategically located in an industrial zone in Neder-Over-Heembeek, close to the canal.. The dual-purpose building follows the shape of the site. The left side is a manual car wash, while the right side is a grocery store with ancillary functions and a covered terrace. The heart of the project features a green space, and the area between the street and the building incorporates as much greenery as possible. The project integrates as fully as possible into the industrial/urban context. It serves as a pleasant and lively place. Both functions generate activity: on the one hand, the vehicles that arrive dirty and leave clean throughout the day, and on the other hand, the shop with a sandwich counter where customers of the car wash, employees of the businesses and the military hospital in the area, and residents of the neighborhoods (Neder-Over-Heembeek and Koningslo) can buy and enjoy food. A garden area and a covered terrace are open to the public. It will be a welcoming and pleasant place in an area that is currently quite anonymous. The well-designed architecture adds value to the site. The project focuses on sustainability. The eco-friendly car wash uses rainwater. The wastewater is filtered and reused. The building materials are sustainable (wood) wherever possible. The requirement to provide 10% green space is more than met: 27%.
